Terms and conditions

BOOKING:
Cooperativa Sociale Vite Vere Down D.A.D.I. (from now on "Dadi Home"), through the website www.dadihome.it (from now on "website") or through specialized online booking portals (by way of example but not limited to: www.yourbanflat.com, www.booking.com, www.airbnb.it, etc.), offers the availability of rooms, and related services, in accordance with the provisions of the Veneto Region for complementary accommodation facilities classified as "social holiday homes" (LR 11/2013, DGR 419/2015 and subsequent amendments and additions).
At the time of publication, the rooms are supplied and equipped as described to the clients on the site; any differences between the description and the photos published on the site with respect to the property, including areas of common use, do not constitute grounds for cancellation, refund or other claims against Dadi Home.
Prior to confirming the booking, the client accepts that there may be certain restrictions in place at the property in relation to certain services that may not be available during the stay or that relate to the limited use of certain areas of the property. These restrictions are due to the situation caused by Covid-19 and the related limitations that may be required by the competent authorities.
Prices and seasonality published on the site are indicative and subject to change, even without notice, before confirmation of the reservation. The current currency for transactions is the Euro and any values expressed in other currencies are based on current interbank rates and for comparative purposes only.
The prices of the confirmed booking include: the cost of the stay, breakfast service, cleaning and change of bathroom linen every 2 days, change of bed linen every 7 days, all as detailed in the confirmation voucher which summarises the details of the contract in place. To these prices must be added the cost of the tourist tax in force, according to the provisions of the Municipality of Padua.
Dadi Home will publish on its website and on the portals where the property is advertised, any other services available with a special price list.

PAYMENTS:
The reservation cannot be considered effective until written confirmation is received from the property or, if the reservation was made through a portal other than www.dadihome.it, from the portal through which the reservation was made. Dadi Home may require the payment of a deposit or the entire amount of the reservation, depending on the portal through which the reservation was made. In the event that the payment of a deposit is requested, the confirmation will not be final until the full receipt of this sum. Dadi Home will not make any communication in case the deposit is not paid within the terms indicated, after which, it will be free to offer the room to another customer; in any case, if the sum is paid after the agreed terms, Dadi Home will do everything possible to provide another replacement room to the liking of the customer, otherwise the deposit will be fully refunded. The total or partial payment of the reservation will be charged through a pre-authorization operation on the credit card provided by the guest (without the need for prior notice or request for acceptance by the guest) and will become effective on the basis of the cancellation conditions.
The balance of the booking must be paid at the beginning of the stay or immediately upon booking if the conditions of the portal through which the booking is made so provide. Failure to pay the balance by the due date constitutes grounds for cancellation, and the room will be reallocated and the cancellation conditions will apply (see below).
Payments by credit cards may be subject to the application of commissions, which will be detailed at the time of payment; different and alternative payments, at no additional cost to the customer, may be indicated by Dadi Home, if available.

CANCELLATION:
Cancellation may be requested by the Customer to Dadi Home in writing with acknowledgement of receipt by the same or, alternatively, in the case of non-payment, seven days after the due date after Dadi Home has made all possible attempts to contact the Customer by email, notifying him of the expiry of the payment terms. The cancellation terms can be rigid, moderate or flexible; normally, the terms applied are those indicated below but may vary depending on the portals through which the reservation is made; it is the responsibility of the customer to verify from time to time in the conditions provided by the portal, which are those actually applied. In the event that, for any reason, the Client decides to cancel the reservation, he/she will be entitled to a refund of the sums paid except for the deduction of the cancellation costs. Cancellation costs are calculated on the basis of the total amount of the stay and are calculated from the date of the start of the stay:
With Standard Rate cancelling 1 day or less from check in date: 100% (no refund)
With Non-Refundable Rate: 100% (no refund)
Changes to the booking dates by the Client constitute grounds for cancellation and trigger the cancellation conditions. In case of changes in booking dates, Dadi Home will try to facilitate the substitution as requested, mitigating the terms of cancellation, but in any case the substitution will not be effective until written notice from Dadi Home of the details of the new proposal, acceptance by the customer of the terms of substitution and payment of any costs related to the cancellation, ancillary services or higher quality of the new proposal. Customers are strongly advised to take out adequate insurance to protect them from unforeseen events that may lead to the forced cancellation of the reservation.

REPLACEMENT PROPERTY:
If, in the event of serious breakage or breakdown of the leased property, the property decides that it is not possible to continue with the rental, Dadi Home will use its best efforts to provide new accommodations to Customer's liking or will refund any amount paid by Customer for the remaining unused period. The Client accepts that, in this case, Dadi Home's liability for damages is limited to the amount paid for the unused period, calculated on the proportional basis of the unused days. In case a room should become unusable before the arrival of the Client, Dadi Home will do its best to find a replacement of the same quality. If a property with a lower rate is offered, the difference in the cost of the rental will be refunded; if a more expensive solution is offered, the client will have the choice of paying the higher difference or obtaining a refund of the amount paid and the consequent cancellation of the reservation.

ARRIVALS AND BEHAVIOUR:
Once the balance has been paid, the Client will receive a booking voucher and instructions to check in at the property. In the weeks leading up to arrival, the property will ask the Client for details of the expected time of arrival, means of transport used, room configuration, names of all guests (in accordance with Italian law) and any other useful information. The property will make every effort to allow entry outside the expected time of check in or in case of late arrival but in any case cannot guarantee access to the property after the check in time indicated in the property card and does not assume responsibility for damages, additional costs or other consequences caused by late arrival. The booking voucher sent at the time of payment is not transferable to third parties. The Client acknowledges that the following circumstances are grounds for immediate cancellation of the reservation without recourse and without compensation of any sum paid to the establishment:
• Exceeding the maximum number of guests indicated on the booking voucher
• Unauthorised substitution of guests (a copy of the identity document of each guest must be shown to the local representative in accordance with Italian law)
• Inappropriate behaviour towards the property (including senseless destruction of objects, poor hygiene, noise disturbance etc.)
• Unauthorised parties, weddings, celebrations or celebrations involving outside guests
• Introduction of pets or animals (unless expressly permitted in the property description and prior notice is given to Dadi Home).
The Client acknowledges that he/she will not be entitled to any compensation from Dadi Home in the event that any of the above events result in the premature termination of the rental.
You have access to the room with a badge. Anytime you leave the room, please take off the badge and put it in the special box to avoid loss. In case of loss you will be charged €15.

CHECK OUT:
The release time of the room is fixed by 10.30 am on the day of departure, the release time is also indicated on the booking site, in the booking confirmation and inside the property; at check out the room must be left in order. Clients are not allowed to rearrange the furniture in the room and any other equipment (chairs, blankets, etc.) may not be used or transported outside the property. Candles and oil lamps are not permitted inside the Property.
Repairs of breakages or damage caused by Clients and verified after check out (clogging of WCs and sinks, damage to furniture and fittings, stains on mattresses and textiles, damaged bed or bath linen), will be charged to Clients.

MAINTENANCE AND CLEANING:
In some circumstances, access to the room may be necessary in order to carry out scheduled or legally required maintenance work (e.g. maintenance of heating systems, cleaning of boiler or cooling systems, etc.) or extraordinary maintenance work. It will be care of the structure to give adequate information to the guests in order to reduce the uneasiness to the minimum.
The service of tidying up and changing linen during the stay normally takes place between 10 a.m. and 2 p.m.: on the days in which the activity takes place, guests must allow access to their own room (unless explicitly requested otherwise) and make the spaces accessible and free of clutter to the personnel in charge who, if this is not the case, must cancel the service.

COMPLAINTS:
Any problem with the room during the stay must be reported promptly to the reception or to the facility's representative; Dadi Home, or one of its representatives, will take charge of the problem that has arisen and will resolve it as soon as possible or, in any case, within the technical time depending on the type of problem. In the event that the problem is not resolved to the Client's satisfaction, the latter must immediately send a written complaint to the facility by email to [email protected]. A reasonable period of time must be allowed for all measures to be taken to resolve the problem. Under no circumstances shall Clients leave the booked room without the written consent of Dadi Home, under penalty of cancellation of any right to compensation. If a Client considers that he/she is entitled to a refund, the period subject to the claim starts from the moment the claim is received until the date of the end of the stay. Claims for reimbursement must be sent in writing to [email protected] at least 24 hours before the end of the stay; claims sent after the room has been vacated shall have no effect and shall not be taken into consideration. The Client acknowledges that the amount of any refund is limited to the proportional calculation of the amount of the stay paid and the period subject to refund. The following events do not give rise to any claim for reimbursement:
• Force majeure, terrorist attacks or natural disasters
• Power, gas or water outages beyond the control of the property
• Damage caused by wind, rain, hail, flood, fire, lightning, landslides or other natural events
• Invasion of pests, insects, rodents, etc.
• Claims arising from damage caused by Clients to the Property
• Differences in the description and photographs of the Property shown in promotional material (unless they significantly alter the nature of the accommodation)
• Damage to or loss of Client's personal effects
• Actions restricted by Italian legislation (for example, the period for turning on the heating which varies from area to area)
• Civil construction or renovation works in the vicinity of the property that are not under the direct control of the Owner.
ACCEPTANCE OF TERMS AND CONDITIONS:
The Clients acknowledge that by accepting the terms and conditions specified in the application or booking forms, they agree to be obliged to comply with the conditions contained herein and to accept liability arising from damage caused to the property by themselves or parties attributable to them. The obligations arising from the booking and governed by the accepted booking conditions will be subject in every part to Italian law. Any proceedings arising out of or relating to the booking, will be brought under the jurisdiction of the local Court with jurisdiction over the area where the property is located.
